Once you have a contract with your seller (A-B) and a contract with an end buyer (B-C) we can get to work. Send us the contracts and we will make sure the closing process runs as smooth and efficient as possible. 

• We manage all communication with seller, buyer and attorney/closing agency via email and telephone
• Coordinate with attorney/closing agency until closing
• Review title report for free and clear title
• Coordinate most curative title work between seller and closing agency
• Handle paperwork for earnest monies
• Assist in Scheduling Closings (if needed)
• Review Settlement Statements for accuracy and request changes before sending to you for approval
• Provide weekly and mid-weekly (when needed) updates 

*The fee paid does not guarantee your transaction to close. There are many factors that can affect closing (i.e. title issues, buyer termination, failed soil evaluations, seller difficulties, etc.). We will exhaust all efforts to make sure the transaction closes, however, by purchasing, you agree there will be no refund if the transaction is not able to close.
